21 TOWN HALL PLACE

Developers Collaborative and Moderation Brewing partnered to redevelop Brunswick’s former historic Central Fire Station. This project, two years in the making, was shaped by community feedback and local planning efforts, and supports small business growth, affordable housing, and Downtown revitalization while returning a landmark to productive use.

The project used several funding sources, including Cumberland County’s Affordable Rental Housing Program, the Brunswick Affordable Housing Support Fund, a Community Development Block Grant (via the Genesis Fund), Historic Tax Credits, and financing from Bangor Savings Bank.

The ground floor houses a larger Moderation Brewing facility, expanding their capacity and allowing entry into the wholesale market. The former apparatus bays have become a taproom with customer seating, restrooms, and roll-up doors opening to a beer garden. The back will contain brewing operations with access to loading areas. The second floor has been converted into five efficiency apartments with parking, laundry, and rents affordable to households earning 60% or less of area median income.
