Expanding Housing Opportunities Along Forest Avenue

Developers Collaborative is planning two new affordable housing communities at 41 Ashmont Street as the next phase of the broader redevelopment of 501-533 Forest Avenue.

Following the completion of Rumery Lofts, which transformed the historic building at 501 Forest Avenue into 38 apartments and 12,000 square feet of commercial space, the planned development at 41 Ashmont will add 63 affordable apartment homes designed to address diverse housing needs within the Portland community.

Together, the redevelopment of 501-533 Forest Avenue will bring a total of 101 new homes to the neighborhood, creating a mix of market-rate, affordable senior, and permanent supportive housing that expands housing opportunities for people at different stages of life while strengthening the Forest Avenue corridor.

This page will serve as the central source for project information, community meeting materials, project updates, and key milestones throughout planning and construction.

Project Overview

Located adjacent to the completed Rumery Lofts redevelopment, the proposed 41 Ashmont development consists of two complementary residential communities designed to address some of Portland's most pressing housing needs.

The project includes:

  • 30 permanent supportive housing studio apartments for individuals experiencing chronic homelessness through Maine's Home for Good initiative.

  • 33 affordable one-bedroom apartments for adults age 55 and older.

  • Shared site amenities including landscaped open space, resident gathering areas, bicycle storage, and parking.

 

While each building serves a distinct purpose, together they represent a thoughtful approach to expanding housing opportunities and strengthening the surrounding neighborhood.

55+ Affordable Housing

The second building will provide 33 affordable one-bedroom apartments for adults age 55 and older.

Developed through the Low-Income Housing Tax Credit (LIHTC) program, the building is designed to provide quality affordable housing for older adults who wish to remain in the Portland community.

Home for Good Permanent Supportive Housing

The community is designed to provide permanent housing for individuals experiencing chronic homelessness, with voluntary supportive services available onsite.
